July Singapore Property Update I’m back with updates on Singapore’s Property Market for July! And thank you for watching our videos! We have 36,000 views now! Stay tuned, as a new video will be up soon! So overall private new homes bounced back in July compared to Jun, despite singapore entering Phase 2 of heightened alert. Developers sold 1589 new private homes, almost twice the 872 units transacted last month. Lets start first with the top 5 projects in Singapore.Needless to say, Pasir Ris 8 was the best seller last month, selling more than 85% of its stock, with a median price of $1624psf. And news of multiple price hikes up to $200psf created a spill over effect to other projects in the OCR. Normaton Park came up second with 125 units, followed by Midwood, Sengkang Grand residences and Parc clematis at 5th place. New homes sales in the Outside Central region recorded almost 2/3 of the total sales with 1012 units. The OCR sales went up 200% month on month. Of course majority of that sales were from Pasir Ris 8 new launch, which sold 418 units. In the rest of central region, 438 homes were sold in July. The RCR sold 33% more units compared to June, and its sales were boosted by Normanton park, which sold 125 units, before the price increase. This is the projects strongest month sales since its launch in jan 2021. Meanwhile in the Core central region, 139 new homes were sold , a drop of 32.5% less units compared to June. Leedon Green was teh best-selling CCR project in July with 33 units sold. A good number of investors and buyers whom have been waiting for the right opporutnut, decided to enter the market in July, in anticipation of possible price hikes in the future.
